High-end renovation sparks three-way contest in Belmont

Home owners who embarked on a high-end renovation to a Belmont house were rewarded as the property sold above its price range.

The three-bedroom house at 5 Exeter Gr, Belmont sold for $1.315m.

Bidding began at $1.2m with back-and-forth offers from two parties.

A third bidder joined the rally and once the $1.29m reserve had been surpassed.

Barry Plant Highton agent Matthew Hunt said the buyers were local to the area and were looking to move in.

“They really loved the seamless transition of the indoor outdoor entertaining in the backyard,” Mr Hunt said.

“Just the quality of the works that had been done were really of a high standard, which certainly appealed to them.”

He added that the vendors purchased the home in its original condition and embarked on an extension and renovation based on the trends they saw in Melbourne.

“I guess they’re new to what the Melbourne trend wants and it’s generally high end finishes,” he said.

“They thought they’d do that down here because we’re getting a lot more Melbourne people coming down this way.”

The home consists of multiple living zones and a large under cover entertaining area with a built-in bar and barbecue overlooking the solar heated pool.

Inside, the kitchen features stone benchtops, an induction cooktop, butler’s pantry, electric oven, steam oven and integrated dishwasher.

Polished concrete floors, sliding doors inviting the outside in and high ceilings are also offered throughout.

Mr Hunt said that home buyers wanted “turn key” abodes that were “nice and fresh” in the current market.

“The market commands good results for good homes,” he said.

“It’s coming back to price and people’s expectations being realistic to the current market, and then the great results are coming.”
